Affordable Homes for Indigenous Families, Youth, Young Couples, and Individuals

tiskʷat (“big river”) – Coming Home Apartments is a culturally grounded affordable housing development located within the qathet (“Working Together”) Regional District, on the Traditional Territory of the ɬaʔamɩn Nation in what is now known as Powell River. Situated on Nation‑owned land that will form part of future treaty settlement lands, the project represents an important step toward self‑determined housing delivery led by the Nation.

The three‑storey, approximately 33,500 sq. ft. building will provide 30 affordable homes—including 18 two‑bedroom and 12 three‑bedroom units—serving low‑income ɬaʔamɩn families, youth, young couples, and individuals. Shared spaces include an amenity room, outdoor play area, and community‑focused outdoor spaces that support connection, wellbeing, and belonging.

Culture and identity are central to the design. The building will feature a 30‑foot totem pole carved by ɬaʔamɩn carvers, Nation‑specific pattern cladding, and artwork integrated throughout the interiors. Additional elements—including salmon‑motif flooring, Coast Salish–inspired canoe benches, ɬaʔamɩn language on signage, and engraved playground equipment—reflect cultural storytelling, language revitalization, and deep connection to land and water.

The project is funded through BC Housing’s Indigenous Housing Fund (2024) and CMHC’s Affordable Housing Fund, and FNHIC’s Urban, Rural, and Northern Fund. Full scope of development management support is provided by LDM including supporting the submission of these successful funding applications.

tiskʷat represents more than housing—it is a place of community, culture, and coming home, created by and for the ɬaʔamɩn Nation. As of March 2026 construction is underway, with anticipated completion in Summer 2027.
